Hangar #27 FOR SALE Mount Gambier. YMTG Built in 2022, selling due to sold aircraft. Hangar has bitumen up to the main doors that joins taxiway delta. The hangar does not have electricity or mains water connected, but can be connected with arrangement with the council. Hangar does have a small gravity fed water tank for hand washing of plane. P.A. door access is from the unsecured side of the airfield. The floor is currently just 'road base', but has provision for concrete in the future if desired. The land in wich the hangar stands is on a rolling transferable five year lease off the council. The land lease is very modest. The lease requires the owner to maintain public liability and a valid ASIC card. Sale is registered for GST and invoice will be issued at sale. Main door opening W: 11.30m, H: 2.67m, Internal Length 15.15m (fits two small planes front to back easily)
**Additional Info due to reoccurring themed requests** (to the best of my understanding) Basically the lease agreement is just for the land between lessee and lesser with the intention/condition of use for a hangar. (They just do rolling 5 year agreements because if they do a larger one like a 99 year they have to get federal permission (technically its federally owned land managed by local council.) So they just do rolling leases. (that don't require federal permission.) Any improvements, IE shed are owned by who put it there. (IE my company/me). If I was to end the lease with the council I'm technically required to revert any improvements back to an empty block. So the lease itself effectively has no value its just a contract to use the land for the intended purpose. The value that is for sale is the improvements done on it. So when sold I issue a standard business invoice for sale of shed. Any alterations to the shed etc are ultimately at the discretion of the lessee within reason. (the modest quarterly lease fees presumably goes toward upkeep of the security controlled airfield.) In the contract sub leasing is fine if the council is notified. (presumably to ensure insurance is ok). Any serious deviation from use as a hangar probably needs to be approved by the airport manager.
If there are still questions in regard to lease renewal security or use of hangar etc, it might be helpful to contact the Mount Gambier Airport manager. My experience with council and with airport management is they treat the leases like a public service and usually aren't difficult to deal with. I haven't listed the airport management number here, as to avoid bots. It is listed in the ERSA and easily searched on the internet.
